Fibra Nova announces to the investing public that, in a protocol event held last Tuesday, January 30th, the delivery of a new production plant took place at the Agroindustrial Complex located in La Piedad, Michoacán. This facility is leased to the food division of Grupo Bafar. The construction of these facilities required an investment of just over $15.5 million dollars and comes with a 10-year triple net lease agreement in pesos.
Fibra Nova announces the issuance of an additional 17,758,621 CBFIs at a price of $29.00 per CBFI, for a total amount of $515,000,009.00 mexican pesos, to cover the consideration related to the acquisition of an agroindustrial property, in line with the authorization granted by the Bondholders' Meeting held on December 14, 2023. This property is located in the municipality of Chihuahua and is leased for a period of 15 years under a triple net (NNN) lease agreement in dollars.
The purchase price was agreed upon at the amount of $412.8 million mexican pesos, plus taxes and closing corresponding expenses, an amount that was settled by delivering 14,233,063 CBFIs, using a reference price of $29 mexican pesos per CBFI. This price corresponds to the CBFI price determined in the last subsequent public offering (follow-on) conducted by Fibra Nova on May 30, 2023. On these 50 hectares, we will develop a new industrial park - North Technology Park - which would require an approximate investment of over $250 million dollars over the next five years.
This was the first public offering in Mexico where investors submitted their orders 100% digitally through the GBM+ platform, with over 21,000 orders assigned and the participation of more than 18,000 investors. Through this offering, Fibra Nova placed over 2,721 million pesos with a total of 93,854,356 CBFIs at a unit price of $29.00 pesos. The settlement of the offering will take place on Friday, June 2, 2023. The subsequent public offering was carried out under Fibra Nova's placement program for CBFIs and long-term trust certificates (CEBUREs), authorized by the National Banking and Securities Commission.
Fibra Nova signed a binding agreement for the acquisition of 50 hectares located in Chihuahua city for the development of an industrial park. This land is developed with energy service of 3,700 KVAs and 20 liters per second of water service. The new park will be developed in the next four years and would require an investment of approximately $180 million dollars. The estimated purchase price was agreed around $22 million dollars, plus the corresponding taxes, costs and closing expenses, and will be settled through the issuance of CBFIs.
Fibra Nova will develop a 239,445 square feet Build to Suit facility to ZF Electronic Systems in Juarez, Mexico. This industrial property will be developed in two phases, starting with 151,640 square feet in 2023 and an expansion of 87,805 square feet by 2024. Fibra Nova has signed with Essilor a 10-year lease agreement for a 258,850-sqft industrial building which will be developed in the land bank of the Bafar Technology Park located in the city of Chihuahua. This agreement contemplates the expansion of the leased property in Monterrey by 3,081 additional square feet and it is agreed to restart the lease term for 5 years from the date of substantial delivery of the new development with the option of two additional renewal periods for 3 years each. The property will be a manufacturing BTS with a premium location in one of the most dynamic border cities in Mexico, where Fibra Nova will continue to consolidate its industrial portfolio. This transaction will increase the annualized dollar revenues of the portfolio from 39% to 42%.
